Sad to be leaving Lakeside…… but happy to invite you to my OPEN HOUSE this Saturday!

…but my loss could be your gain!   I’ve taken a new job  in St. Paul and, as such, am selling my beloved little Lakeside house.

I bought this house in August, 2005 for $175,000– since then, it has been updated through-out, including converting from oil to a high-efficiency gas furnace, brand new roofing, new carpeting, new bathroom cabinets, etc.   But… sigh… the market is not what it was in 2005, so I’m letting this one go for $184,900.   Hopefully someone will love this house as much as I have.

What a great looking house!  I'm not in the market, but if I were, this would be on my list to view.  Good luck with your move.  Unfortunately, you won't find anything this wonderful in St. Paul for the price.  But, at least you're working!

What a darling house. I bet you are sad to leave this place, as it looks to have a lot of character.  I am familiar with the neighborhood and it appears to be nice and quiet there. Is it? I'll give you a call soon. We have been discussing moving.  I'm excited about this one!

Duluth homes gaining in value?

At least one tracker of home values sees upward movement in Duluth's market.

First American CoreLogic reported today that home prices in Duluth rose 4.2 percent between January 2008 and January 2009.

That stands in stark contrast to a national downward trend. Across the country, the 12-month resale value of homes fell 11.6 percent in January 2009, according to First American CoreLogic and its LoanPerformance Home Price Index.

The report paints a markedly different picture than what data from the Duluth Area Association of Realtors earlier showed. That organization reported the median price of homes in Northeastern Minnesota slid 4.2 percent to $143,000 during the course of 2008.

Thank you!   I tell ya, leaving Duluth has been a hard hard decision to make.   I'll miss it, that's for sure. 

Bonnie, to answer your question, this is a very nice, quiet neighborhood.    Great neighbors, just a short walk to the New London Cafe, Lester Park, etc. etc.   My block is kitty corner from Grosvenor Square, which has an open field and playground. And the house is right across from St. Michael's church.  You really can't beat the location, if you ask me.

Has anyone else had any experience with selling their home "by owner"?  I'd be interested in hearing other people's experiences.

Alas, no liquor in Lakeside.   But the Lake Aire is a convenient stopping point on the drive home!

My heart is broken!!!  I'm beginning to look for a house, but unfortunately, I just took a job in Madison, WI.  I'd kill to return to Duluth someday--would love to be in Lakeside.  Wow this is exactly what I'd be looking for, too.

Check out www.zillow.com to look up home price trends in any city in the country. Look up a few cities and compare to Duluth...seems like things aren't too bad up here after all. Also, kind of funny to learn what types of folks are in Duluth...like "ramen metros."

If we had a train going back and forth to St. Paul, you might not have to move!  Maybe, in a couple of years, once the train is running people won't have to make these tough choices; you can have that St. Paul job and your fabulous house in Lakeside.

Yeah, wouldn't that be awesome?   I've always said that if I could just pick and choose certain aspects of my life to keep, while changing others, it would be great.  If I could stay here AND have the job I'd do it in a heartbeat.
